Finding the Right Manufacturer

Modular housing is one of the fastest growing sectors of the construction industry. More and more home builders and developers are turning to factory-built construction to get a head start on their competition. MMHA manufacturers who produce modular construction help provide the consumer with amenity-filled homes at a reduced cost and design flexibility. What Features are Available?

Industry innovations are changing the ways of factory-built housing and our members are informed and waiting to help you. MMHA members can help you choose a design to fulfill your family’s needs within the dimensions of your building lot. Home designs, exterior and interior, can be chosen for your compatibility with a neighborhood or lot configuration and your taste and
budget. The interior design of your home can include custom cabinets; spacious master bedrooms with walk-in closets; tiled bathrooms with recessed tubs and elegant whirlpools; and wood-burning fireplaces. Since most MMHA manufacturers use computer-assisted design, you'll have flexibility in choosing variations to floor plans and decor. Exterior siding comes in an array of colors and materials including metal, vinyl, wood and hardboard. Awnings, enclosures around the crawl space, patio covers, decks and steps also are available. The visually beautiful modular homes are now technologically enhanced, completed, and landscaped just like any other home in a neighborhood.

What is the Building Process for Modular Homes?

Modular homes are built to the exact same prescriptive building codes that local home-builders meet. Your MMHA manufacturer and the local builder designs each individual home to the local building code. Modular homes are also built using the exact same building materials in site-built homes. A state certified or third party inspector will inspect the homes during the factory construction phase. A local inspector inspects all work done on site, both prior to module erection and assembly, and any work completed thereafter. A modular home manufacturer works directly with a retailer, developer, or modular contractor. Once built, the home is then transported to the home site where assembly occurs and the home is completed and finished by
the contractor. A modular manufacturer builds the home components in modules. A modular contractor takes the modules and turns them into a home. By building off-site, a modular home manufacturer creates greater efficiency and allows contractors and retailers to become more productive.

What Financing Options are Available?
Modular homes are appraised and financed exactly in the same manner as site-built homes. Consequently, a wide array of mortgage financing is available for the consumer.
